As far as we know 2288 Broadway #5 never found a buyer having been listed for $7,995,000 last year. A year later and three floors below, 2288 Broadway #2 is on the market and asking $5,995,000 for the floor.
While not noted in the listing for number two, the full floor number five had been listed at 4,000 square feet. And while the building isn’t likely to win any awards for curb appeal, the same wouldn’t ever be said about its views.
UPDATE: While the brochure for 2288 Broadway #2 features a slightly different floor plan, which we had originally posted, we believe the one above is now correct.

I’ve always felt this building was a sleeper in PH with some of the best views and very understated. Not a lot of turnover here. The entrance is via private elevator to each floor. The only issue here with this unit is the proximity to street level as seen by the library picture. It is odd that the property doesn’t come up on the lot map in propertyshark. Maybe that’s a co-op thing….? This has been up on Malin’s site for a while now. Her site also notes that she represented the buyer of #7 which was offered @ $7.2M

I don’t get the Levitz close-out staging. I said this in the other thread, but why not go for a sleeker, more contemporary look? I think it would make more sense given the 50’s build date. I’d like to see something cleaner are more sophisticated looking.
Anyway, this is such dull looking structure, but the location and views are really great. I always say the views from the 2200/2300 blocks of Broadway are pretty much the best in Pacific Heights

Well, I didn’t see any Levitz closeout stagins. In fact, I was calculating the cost of the oriental rugs, some of which look like silk. There was a fair amount of money in the window coverings. The furniture, which I believe to be expensive, is traditional and some people just prefer traditional, not contemporary.
This FINALLY sold at 5.85… About 1462 per-foot… Although, I’m not sure if these units are exactly 4k square feet.
