Built in 1959 to provide parking for tenants of the First Western Building at 1330 Broadway, plans to convert the nine-story garage at 420 13th Street into a Downtown Oakland office building are in the works, as we first reported last month.
As proposed, the existing building’s scored façade would be covered in a matching metal panel system, with a central glass wall of windows, a stone veneer across the ground floor (which would primarily remain parking for bikes and cars), and a new “420” sign.
And as envisioned, the redevelopment by TMG Partners would yield over 54,000 square feet of new office space.

Anyway, I’m glad to see they seem to be essentially keeping the (classic) simple mid-century facade (though why they’re bothering w/ a metal facing that mimics the existing material I don’t understand.)
I’m surprised they can get the floor to floor height to pencil out. Seems like it would be too shallow for modern office space.
Perhaps, but keep in mind exposed ceilings are all the rage with the tech crowd: a dropped (3-4′) ceiling conceals HVAC, but if you omit that you probably have 8-10′ of working space.
As we noted on the original thread, the floor-to-floor height of the existing garage averages over 11 feet.
With that address, it really should have a pot shop on the ground floor. Or even a higher one.

I’d say this project has a 90% likelihood of coming to fruition. There isn’t any (essentially) half-built commercial property within walking distance of BART… in the entire Bay Area. BTW due to Oakland’s logical street grid there’s a number of 420 addresses Downtown.
TMG (Too Much Greed) just can’t wait to get rid of the most secure parking in downtown Oakland. They don’t care about us tenants who leased space in 1330, because we have secure parking and on demonstration days we can get in our car and get out of town safely on 13th street.
This makes 1330 unique in downtown Oakland. Just raise the monthly parking and put the cash in your pockets.
