As a plugged-in reader notes, 2816 Laguna has returned to the market in Cow Hollow. Having been purchased for $1,900,000 in April 2001, the three bedroom single-family home is priced to attract attention at $1,995,000 in 2010 ($680 per square).
According to PropertyShark the median price per square foot for homes in 94123 peaked at $1,216 in 2007, so far it’s $964 in 2010 on an 11 percent smaller median sized sale.
UPDATE: We should also note that while the MLS lists 2,934 square feet, tax records reflect 2,606 at which 2816 Laguna would be priced at $766 per square.

10 under asking, 18 over asking but under 2.2. 2 offers above 2.2. The other 28 are wasting their time, but they’ll spend hours planning their bids (that the current owner would never in a million years do anything with except to throw them in the trash), rather than realize their place as a useful tool for the real estate industry.
And realtors will try to convince their clients that all 30 bid around asking and “are still out there ready to bid near 2.5 on the next one too”, when nothing could be further from the truth.
But this is real estate, and the name of the game is to use truthful statistics in a misleading way.
If you don’t mind living basically on Union Street, looks like a nice place.
Seems like a steal for such a great place. Good walkability index, SFH, Presidio/Chrissie access. Hopefully the actual purchase price will be made available to the public.

If I had to guess on this one I’d say $2.2. Maybe it goes for ask, it’s on a hill and the facade pic has a favorable angle. Mapjack view shows the steep access to the garage! Still. I like the place @2M.

Pointing out that a house has a crappy location within a nice area relative to other houses within that area doesn’t provide much evidence of whether one is or isn’t in the market. But since you’re so smart, how many buyers are there in that category?
The Bus Stop aside, this is actually a very pretty block. The houses on the east side are all very sweet, little homes. I often walk down Laguna to go to Starbucks (again next door to this place), and have always thought any of these houses would be great were it not for the Bus Stop, which is going to make weekends an absolute nightmare. Maybe the buyers of a $2 million home can also afford a cottage in Napa or Sonoma, and just leave town on the weekends? 🙂
$2 million for a sfr in that area will not be perfect. seems a fair value to me.
