Funny that the listing boasts views yet none appear in the listing. Perhaps these are peephole views.
I think it’s a truly beautiful home, but I’m puzzled. The MLS lists a garage and even says in the description “2 car garage w/interior access”. Where in the world is it? I’ve looked on Mapjack and Google Maps – it’s not on either side of the house and doesn’t appear to have any sort of alley access…am I overlooking something?

No, that’s the problem, you aren’t “overlooking”. Go back to google maps and choose satellite view and zoom in. There is a road behind the house. Garage is in the back.

I think this home sells fast, IMO. It’s pretty a-typical for SF and very grand.
Nina is killing it on the high end lately. Just listed and In Escrow’d a place on West Clay, this home, and she has a condo at 990 green coming to market. Always liked 990 Green #6.
I agree with Eddy. The whole “now asking less that previous sale price” is really attracting buyers. Cute house, good price, decent area = quick sale. The W. Clay home was barely on the market. There’s been an decent uptick in some of the medium high-end homes (2-4ish). However, I think there will be quite a bit of inventory in that price range this spring.
I guess communicating the climate crisis and acquiring venture capital, buyout and other private equity positions from existing investors doesn’t pay as well these days.
Another “Nina Hatvany: Super Agent” teamed up with “Arthur McLaughlin: Super Stager” project I suppose….

Well, I personally know of 4 Pacific/Presidio Heights SFRs coming up (i.e. not currently listed), and a couple of flips that may be ready by May or June all in the 3-5 range. It’s not a huge number, but then again it is considering how inventory here is usually pretty tight. Again, those are only the ones I know about.

That’s not worthy of “library” status, IMO. I’ve seen a library whose owners termed “study” that would probably put anything privately owned in America to shame. Embrace some modesty now and then. Sheesh.

As one familiar with many of the private book collections in America (and Europe), I would like to know which “study” he is talking about.
He himself should be a little more modest, since the best American private book collection is certainly not in California (although there are a few very good ones here.)

Conifer, do you want to take this offline? I would be happy to talk about it there. And I’m curious where this collection matches up, collection wise. This guy was a pretty impressive person who unfortunately recently passed away. It isn’t the proper forum here.
The only locally important book collector who recently passed away was a nice guy, with a pleasant collection, but hardly as important as you implied, certainly not within grand world of American (or international) bibliophily.
I do not think this is worth pursuing on line or off line. Please be careful in future about talking about specialized fields of which you are not a part.

Made the tour. Very nice home. No real flaws. Some easy updates. Views are pretty good from the second level. Felt very traditional and solid. Not a huge fan of the kitchen, but I’ve seen much worse. I think it will sell quickly.
