Approved for development in 2007 but waylaid by the great recession and a parking lot since the former Courthouse Athletic Club Building on the site was hastily razed in 2009, the plans for a five-story condo project to rise across 1.4 acres at 2935 Telegraph Avenue have been dusted off.
Originally approved for development with 142 condos, 2,900 square feet of retail, and parking for 205 cars, the revised proposal for the Courthouse Condominium project now includes 162 condos over 4,000 square feet of retail along Telegraph and parking for 163 cars and 162 bikes (up from 116).
After razing the Courthouse Athletic Club Building following a failed bid from the Oakland Housing Authority to buy and preserve the structure, national developer Trammell Crow ended up selling the Pill Hill parcel across the street from the the historic St. Augustine’s Episcopal Church to a local group which includes developer Ronald Nahas.
If the revised proposal is approved by the city, the new development team could break ground on the 2935 Telegraph Avenue project by the middle of this year. And if so, the Courthouse Condominiums would be ready for occupancy by the end of 2017.
Wonderful. I need to see if the parking entrance is on Telegraph or 30th.
Just what this spot needs. Build it!
It looks like the garage entries are on 29th – you’re looking more or less north; 29th at bottom, Telegraph at right. However, this is the 2009 rendering (when it was 142 units) so whatever happens here probably won’t be this. Not that renderings tell the truth anyway.
Delivery vehicles were recently cleared off the entire property… perhaps a groundbreaking is coming soon?
