As proposed, the existing 1,070 square foot cottage at 1 McCormick Street will be razed and a more modern 2,140 square foot single-family home will rise up three stories and over 27 feet, roughly ten feet taller than before.

With concerns ranging from blocked views and sunlight, to the impact of construction on driveway access down the narrow alley, to the “non-cottagey” new design, the project is formally being opposed by seven neighbors.

Tomorrow, the Planning Commission will weigh in on the matter with a recommendation from the Planning Department that the project be approved as proposed.

  1. don’t you mean seven neighbors are looking to get paid off so that they back off? Because their ‘objections’, when you think about what urban life is, are asinine.

  2. Unbelievable the neighbors would prefer this ‘cottagey’ shack than a nice building.
There currently is a similar building, as proposed, across the street at 2 McCormick street. I would much prefer to have it as a neighbor when compared to this tear-down.
    NIMBYism is alive and well.
I hope the building is approved.

  3. Just reviewed the filing and MQ is correct that the owners will win this easily. There is a pic in the 190s of the PDF that shows the building rendered into the street and it is totally proportionate. I think the neighbors are being overly dramatic here about their concern regarding blockage to the lane. The shack / lot would be demolished and cleared within 3-4 days easy and it would probably only take 9 months to complete construction.

  4. Yea, I read a good deal of the 189 page DR..amazing the detail and complexity and cost it takes to demolish a substandard shack and build a modest house.
The Nimby neighbors really should be ashamed of themselves for wasting so much of the Planning Depts. time and staff on this little house.

  5. Hope the “Mass”hole NIMBYs lose, and the owner wins. I took a look at the docs too, and this house should fit right in on this street in terms of proportions, as eddy said. Development by committee is yet another failed policy in this city, so let’s hope the commission does the right thing and heeds the recommendation of the department.

  6. I feel the picture shown doesn’t reflect the true nature of the property in its current exterior state.

I agree it is in a need of a serious update. There are quite a few houses like that left in SF. I agree also that the owners should be protected from unreasonable Nimby blockage.

  7. I just looked at the documents and a real estate professional (title co.) is listed as one of the NIMBYs.
When my friend built his project (a spec house in Noe Valley that appeared here in SS), a Realtor neighbor led the charge for the opponents.
