In 2005 1954 15th Street sold for $820,000 (which reflected a newly remodeled bathroom and windows), and then again for $860,000 in 2006 (annual appreciation of 5 percent).
Listed for $889,000 54 days ago, the asking price for the two bedroom Mission Dolores condo was reduced to $869,000 last week. A sale at asking would represent average annual appreciation of 0.3 percent over the past four years (and of course a more likely rise then fall from peak).
As the kitchen hasn’t been remodeled, we’re looking right past the freestanding fridge.

Is the kitchen a surprise? There are no photos of it (except the “floating” refrigerator.
I think that IS the kitchen. Look at next photo shows dishes and perhaps spices in closet. Microwave might be to the right of refrigerator. Sink?? Range??? Well this home is for the family that likes to have dinner delivered.

The range in the bathroom (not shown in the photos) provides the ultimate in multitasking: you can watch the roast in the oven while you’re sitting on the toilet.

Having all of the appliances in one place is really an outdated concept and we think this arrangement is far superior. We were also able to use what was once the kitchen to add an extra bedroom, so we could charge twice the price.
There’s another apparent apple-in-the-making almost right across the street: 1918 15th St., a 1/1 garden apartment (TIC), not uncharming for what it is, which appears to have sold in 9/2006 for $447,000, and which was put back on the market earlier this month asking $429,000.
I’ve seen this condo, and it is actually very charming. The ceilings are high, the floors are very nice, there’s tons of wainscoting, and it’s quite a bit of space for a Mission Dolores condo. The kitchen is a bit odd – it is kind of split between two adjacent rooms. The stove and fridge are in one room, and the sink and dishwasher are in the next. There’s a nice pantry off of one of the rooms.
That’s no fridge. It is an extraterrestrial monolith. Hang out with it for a while and you could learn something.

Too bad the 2 bdrm homes in this area (and period) never seem to have 2 full baths.
