i don’t think it sells for over asking foolio (just my opinion). the home is occupied and hard to show (no open houses scheduled and the home went active the week before christmas–brilliant marketing). it’s painful on the eyes (the outside color) and is only 800 square feet. the location is great, but still, that’s priced at $781 a square foot—though not unheard of for a nice place in Bernal, it is unheard of for a place that does not show well, is being listed by an out of city agent and has a major lack of curb appeal.
What do people think is a fair PSF for homes south of Cortland in Bernal? I see numbers all over the map. Say it’s a nice home in good condition, ready to move in.
Here’s a chance for the new owner to become an instant hero in the neighborhood. Apply a few 5 gallon buckets of paint and neighbors will be bringing over cookies, pies, and all kinds of treats.

actually it is about 5 doors up from Cortland St., just up from Martha & Bros. coffee.
Whoops. I meant to put my other post in this thread, but I just double checked. I did a polygonal map search of SFRs south of Cortland, since mid August when the market turned. There are 25 sales:

$778,116 1227 $673 39 $801,320 $693
It seems mid to high 6’s is the trend.

South slope Bernal is indeed going for about $650-$750 these days, depending on condition and precise location. I’m basing this on three local recent sales/contracts within 1.5 blocks of Cortland. My bet is that you will see further decreases here in 2008 as the ever-tightening noose of the “outlying areas” (think district 10) begins to hit the less desirable Bernal areas (south slope vs. north or west slope).
Whoops..I should add that this will not go for asking…no interior shots, so don’t know the admitted work needed, but guessing it will go for low 600’s.
