Purchased for $3.825 million in April of 2015, the 3,015-square-foot and seismically upgraded “Showcase Residence” at 75 Rico Way, “on one of the most sought after blocks in the Marina District,” features four bedrooms, three full baths, a lush rear garden “ideal for entertaining,” and a new EV charging system in the home’s garage.
Returned to the market priced at $3.995 million two months ago, a sale at which would have represented net appreciation of just 4.4 percent over the past eight years for the showcase single-family home, the list price for 75 Rico Way has just been reduced to $3.795 million, a sale at which would be considered to be “at asking” according to all industry stats and aggregate reports but down on an apples-to-apples basis.
If you think you know the market for showcase Marina District homes, now’s the time to tell or to start rationalizing. And yes, the widely misreported index for “San Francisco home values” is “still up 66 percent!” over the same period of time.
Who signed off on this floor plan vendor? The master bath layout as shown is absurdly incorrect based on the double vanity picture provided.
The bath seems to have other issues: based on the floor plan(s), there should be an uptake for the fireplace – aka “chimney” – which seems absent in the picure, and the pic also seems to show a window over the bathtub that isn’t in the plan….hmmm.
Where can I get a “recliner toilet” like the one in the photo in the bath?
Any home improvement store where the photographer for the store’s catalog similarly doesn’t know how or when to avoid using a wide angle lens indoors.
A house of that style should never be that color.

I have to agree with sf that color is less than great for that style of house. It could work with some variations of Arts & Crafts style and also some woodsy variations of mid-century modern. Though really, there are much better choices for those styles as well.
