The pace of single-family home and condo sales in San Francisco ticked down a few points over the past week, with 14 percent fewer homes in contract to be sold than there were at the same time last year.
While “only down 14 percent” on a year-over-year basis, pending home sales are now 56 percent lower than they were in November of 2021, at which point there was 30 percent less inventory on the market in San Francisco.
And yes, the average asking price per square foot of the homes which are in contract in San Francisco has now slipped farther under $900 per square foot, down around 10 percent from November of 2021 and over 10 percent lower than in May of last year.
