Purchased for $1.17 million in February of 2017, the 894-square-foot Pacific Heights condo #506 in the “LuXe” at 1650 Broadway returned to the market priced at $1.3 million last month.

The one-bedroom unit is outfitted with two full bathrooms, a den and an open living area, with high-end finishes, floor-to-ceiling windows and a patio with views of the historic St. Brigid Church, along with a moveable kitchen island for flexibility and flow.

There’s an assigned parking space in the garage and in-unit laundry, with HOA dues of $1,063 per month.

And the resale of 1650 Broadway #506 has closed escrow with a contract price of $1.285 million, representing total appreciation of 9.8 percent on an apples-to-apples basis for the Pacific Heights one-bedroom since the first quarter of 2017 or roughly 2.0 percent per year.

The widely misunderstood Case-Shiller index for “San Francisco” condo values is up 20.2 percent over the same period of time.

  1. I’m confused. Are those interior shots of LuXe, Infinity, Lumina, One Rincon Hill Tower, The Pacific, or The Harrison?
