Looking at the pictures I would have thought this was a Rick Teed/Butch Haze project, but since it is listed with Pacific Union, I guess not? Does anyone know who the builder/developer was? Nicely done.

These are the same developers that did 2750 Vallejo and 2342 Broadway, both featured on Socketsite. This will sell quickly, but my guess is at asking… I still wonder if the 2010 sale was an arms length transaction. Buying any property even in 2010 on the north side of Green for 3.1 seems like a steal..
As someone who is renovating a master bath for the first time – what are the general reader thoughts on those ceiling ‘rainfall’ shower heads?
Are they neat for a day then impractical and useless, or can they work as an every day shower head?
I have a rain shower and a normal shower head in my bathroom… and personally, I don’t care for the rain shower. Depending on your setting, it really dumps water on you and it seems kind of wasteful. I find it uncomfortable . Maybe some people love them… They certainly look cool, but I don’t find it practical at all..
Does a developer pay standard commission rates on this kind of listing?
Does a listing agent really add 260k of value?

Soccermom, I don’t have any real knowledge of this, but the same realtor has listed all the D7 properties from this developer. I’m guessing she has some type of deal with them and isn’t getting a standard 2%… but really I don’t know.
@Denis – Thanks for that observation about getting all of the developer’s listings.
I can understand the argument for the selling agent (who produces a high dollar bid) getting a large commission, but unless the listing agent is able to provide a reliable flow of potential future acquisitions for the developer, I have a hard time reconciling the numbers….
