  1. it’s definitely going for way over ask. A few weeks ago a place in FH Extension went for $1.4. Same condition but less character and 900-1000 sq ft smaller. This place is very exposed to 8th ave which is a well travelled cut through for FH.
    There is another place on 8th ave 5 or 6 down from this that looks like it is getting staged this week. Interesting to see how they compare

  2. In that same-ish area, what is up with 83 Madrone. It was purchased by flippers but only on the market for 6 days, then removed. Did it sell that fast? Still has a for sale sign in the yard.

    I live right in that area. According to the agent, someone made an offer “significantly over asking”. So yes, it did sell that fast. Don’t know if it actually closed yet however.

  4. Re 83 Madrone in the area, an agent in the same office told me it went over asking , all cash a bit over 1.8M. This was a spec home, gutted and given a ‘modernized’ open floor plan. It seems these turn key sanitized home are what’s attracting the huge over asking offers. It’ll be interesting to see how this charm intact home fairs.

  5. Have a cabinet maker match new kitchen cabz to the breakfast room’s built in, 42 inch range, red with black trimmed solid surface, new red with black cove battleship lino, and I’m moving in.

  6. This is a “real SF” house in a truly delightful but foggy neighborhood in what Herb Caen called the County of San Francisco.
    A normal person could move in as is. Let Us Pray, as we say, that a real user buys this and not a flipper, who will surely destroy the interior — even if they would not in southern California. We have been warned by our fellow socketsite LA architect poster.

It’s an interesting house, but the layout for a modern family is potentially an issue — tiny kitchen with no room to expand, no powder room on the main floor, no deck access from the main and the unwarranted space downstairs would be better with a bedroom rather than merely a living room. Will definitely be interested to see where it goes…
