Listed for $11.25 million, or just over $2,000 per square foot, two months ago, the asking price for the designer Russian Hill home at 1209 Filbert Street, which is LEED Platinum certified, has just been reduced to $9.5 million ($1,693 per listed square foot).
Designed by John Maniscalco, the 5,610 square foot home was purchased as new for $6.888 million ($1,188 per square foot) in 2011 having been listed for $7,000,000 at the time.
Very beautiful home.
At 9.5 million, you would pay $9,500 for property tax each month? Wow!
Price reduction here won’t catch any plugged in readers by surprise.
I actually got to tour the place. It’s stunning. Very nice detail work.
Very nice house. but not 2000 psf house. 1700 psf would be a good “exit.”
I guess we’ll see how lucky the 2011 closing price was after all. 😉
If you only have views on your roof, you don’t have anything close to a $10M home.
