188 King opened its doors this weekend and has priced its first of three releases. The high ceilings, floor to ceiling windows, and open layouts, particularly of floor plan 3 (or the 02 series), did not dissapoint; and the finishes were impressive (although the Amana refrigerator seemed out of place next to the Viking range and Bosch dishwasher).
And if you’re a Giants fan, you really can’t beat the location, or view from the front half of the building.
Full pricing for the first release as follows:

188 King #201 (915 sq. ft.) – $825,000 [MLS]
∙ 188 King #203 (1123 sq. ft.) – $895,000

  1. It’s very cool. I was there today. If you haven’t been there, you’ve gotta go so you can check out the glass floors on the top level (located between the sleeping area and the bathroom.) The bathroom doors are also of the same sort of frosted glass. There are some other unique design elements — not overwhelming — that really set it apart from recent new developments (Watermark, Beacon.) As with the Palms, it seems the developers have realised that what they loose in terms of view and perhaps location (I’m not sure that being directly across AT&T Park is a big selling point for everyone) they have to make up for in terms of quality construction, design and finishes.

  2. There is NO STORAGE in these units. Not a single true closet other than the two built-in units between the bedroom and bath. Agree, what’s up with the Amana fridge? They should have gone either Viking or Bosch for all three appliances for continuity of style. We’re in the market, and still interested in 188 King, but think they’ll come down as I think those “pending” units from the 1st release are all back on the market. If we make an offer, we’re writing in built-in Viking refridgerator and storage units in the dining-office area. Really, the storage is a HUGE issue for the 1000-1100 sq ft units.
