A Walgreen’s or even a Starbucks’s that stays open past 5pm in the area would be great progress!!
There is a Starbuck’s at Stevenson and 2nd that is open on WEs. It looks like a magnet for locals when most places around are closed.
Starbucks just went public that they are closing 600 stores. It will be interesting in a coffee saturated city like San Francisco to see what they choose to do with locations like the one mentioned.
As for the building, thank you for not putting stucco over the brick.
Love the bricks and location. What would a 2/2 like this in the financial district go for on the rental market? Wonder if any of the units will be up for rent by the year’s end…
I think Jack in the Box on 1st is open 24hrs. Plus, it’s right around the corner. The only negative is bringing security with you if you plan to eat there.
There’s nothing quite like the sound of bricks crumbling in an 8.1, is there? That’s why I’m sure they’re using real strong and huge diagonal beams, which are always lovely too look at, and great to put bumper stickers on. This renovation looks like it would have major appeal to yuppies with severe educational debt, and who work downtown about 100+ hours a week, and have no social life–but that’s just my opinion.
Do we have any prices on this place yet, or are the sponsors afraid to suggest any? Let’s see: an average of roughly 1,000 sq. ft. per apartment (51 units with a total of 51,619 square feet), times $1,000 a square foot equals. . .bankruptcy, no?

YES! Very unsafe. Homeless, street thugs and drug addicts either hang out outside or loiter inside. I’ve only went there once and some guy got up to get some napkins and a homeless guy started eating his food! No joke.
This is not a bad area but the west side of 1st street between Market and Mission is dirty. The surrounding area is nice and somewhat safe.
First, this is a very safe area. I’ve lived nearby (at 199 N. Montgomery) for 3 years. There is some activity Saturdays and at nights on weekends, but Sundays are a bit dead.
We looked at buying here. They wanted 1.375 mil for a 2/2 at about 1300 sf. That’s with no parking (they pay for it for a year or something) and no commitments about what hours the concierge will be open. They estimatd the HOA at over 1000/month for the unit we were considering.
Unless they’ve really reworked their HOA and pricing, this place just isn’t competitive with others on the market. We aren’t tempted to look again.
Apparently Baron Davis’ condo in the area is going to be on the market soon if it already isn’t. He won’t need to make a huge profit on it either.
I feel safe walking around the Rincon Hill neighborhood at most hours … my biggest fear is the possibility of a speeding vehicle whipping around one of the corners while I’m crossing the street.
The homeless folks in this area are pretty docile and well-behaved. Not that homeless folks are a danger to others, in general, anyway.
That jack-in-the-box isn’t that bad. It’s what you’d expect for a 24hr fast food place in the middle of the city. There are lots of homeless folks and thug gangstas, but nothing that would make you feel uncomfortable after living here for a while.
That neighborhood is dead on the weekends though, total silence.
Million dollar condominiums with no views and no parking. No thanks. The location isn’t that great.

These do look like they are nicely done inside, with high end finishes. However, aside from the pricing, the HOA seems really steep. If the $1000 doesn’t include parking, following the 1 year that they pay for, you are probably looking at an additional $300-$400 a month per spot. At that level it would be almost double the condo fees at buildings such as ORH and the Metropolitan, for an equivalent sized unit. Not good.
the mexican restaurant next door may serve the best burrito in fidi/embarcadero. and i’m not talking about chipotle.
ecker is a 1-way street that features double-parked trucks all day. i hope you don’t have a rush to get home if you’re driving.
a good comparison to the interior style may be 310 townsend.
Regarding the Jack in the Box and homeless problems — those are several blocks to the West — Mission and 4th to be exact — not close to One Ecker. The area where One Ecker is, as some have already pointed out, pretty safe — think Salt House, not JITB. If you are not familiar with the location or unsure, don’t comment and spread false info.
@JohnK: I am very familiar with the location (I can see One Ecker as I type!) and the problematic JITB is right around the corner. 30 seconds door to door.
I’ve been walking to the Transbay every weekday for at least two years. I walk from Clay & Battery to 1st & Mission. At times ranging from 7pm to midnight. Though never alone after 9pm. I’ve gone to that JITB many, many times without incident. I am a female and have never felt unsafe there. Though I never actually eat there. I always get take out. Comments regarding this location seem very exaggerated to me, given my experience over the past two years.
