Originally listed together with a separate studio condo (#1) for $4,500,000 eight months ago, and subsequently reduced down to $3,750,000, the 2-bedroom/2.5-bath penthouse at 1 Florence (#6) is back on the market and flying solo for $3,200,000. And yes, we’re still loving the windows, bath, terrace and views.

This condo exhibits one of the most tasteful and distinctive renovations I’ve seen in this city. It’s quite different from everything else that calls itself “ultra-luxury”. No effect of fancy staging here, it’s all in the unit. The entire city and bay view wraps around a very elegant floor plan with a patio large enough to host 50 people at a time. I especially loved the kitchen and the master bath. The glass wall-to-ceiling cabinets were also simply gorgeous. People who are looking in this price range should definitely go view this unit. The two photos online don’t do it justice.
Did they ever do any “fix up” work to the exterior of the structure and the elevator? This unit used to be owned by the builder of the building, and the views are amazing. If you could get some of the other homeowners to chip in to do an architectural change to the outside structure this place would soar in value.
It seems the building itself was only touched up a bit. There is an interior landscape area which I think got redone. But that’s pretty much it.
Interesting, 1 Florence #6 was in contract this past week (listed at $3,200,000)- but it looks like it fell through and then was relisted immediately for $2,999,000. What’s the deal? They forgot to disclose the dead guy in the closet?
