Listed for $1,199,000 in April 2008, the newly constructed three-bedroom “Luxe Mission” townhome #1 at 2405 Folsom Street sold for $1,149,000 ($617 per square foot) that June.
Back on the market three years later as “luxury” versus “luxe,” they’re asking $1,238,000 for 2405 Folsom #1. If you think you know the Mission market, now’s the time to tell.

    The dining section looks a bit cramped (aka cozy) for an 1800+sf place. But I like how they “augmented” the area with the wall mirrors. Anyone knows where you can find these puppies?

  2. I think it sells for that price, and rather easily. That particular block has seen quite a lot of gentrification since just 2008.

    you can buy several nice SFHs in the same area for less. >400HOAs and no outside space here.

  4. From the MLS pics, there are 2 outdoor spaces– a small patio off the dining room, and a large roof deck.

  5. looked at a unit in this building in 2008-9. good light, nice finishes, and the bedrooms are roomy but it was too much staircase/hall and the common space seemed cramped for the sq footage.
    on a price per sq foot i’m guessing closer to $600.

  6. Since home prices in San Francisco are 50% off what they were in 2008, I am going to guess $574,500.

  7. FYI: There are no roof decks on any of those properties on that corner. The units do have outdoor decks, one up and one down.
    Good luck on that $1.238M asking price. While the neighborhood has come along way since we moved here in 2005, at that price, this apple will most likely rot on the vine. The corner of Folsom & 20th is a noisy place with blaring fire engines every 20 minutes coming from the fire station located at 19th & Folsom.

  8. This place is very nice. I was at the open house this weekend and it was very large and has lots of windows, closet space and two outdoor spaces. The unit is furthest from the corner and is the end unit with extra windows. I found it attractive that they have a space to park 2 cars. Also, I love all the new restaurants and activities within walking distance.

    See, Ive been sayin all along the mish has not lost a lot of value since the crash. This joint is (will soon be) proof.

  10. After 98 days on the market, including a month at $1,210,000, the list price for 2405 Folsom #1 has just been reduced $12,000, now asking $1,198,000.
    Once again, purchased for $1,149,000 in June 2008.
