We don’t know who’s going to be doing the actual auctioning. And we can’t vouch for the unit or its relative value. But according to the listing for 1357 9th Avenue #2, this one bedroom TIC will be “auctioned to highest bidder” on Friday 10/17 at 1pm.
And while “no reserve” is in all caps (and even surrounded by asterisks), we’ll also note a “starting bid” of $288,000. Ah, semantics. (And let us know if you go.)

  1. I used to live next door to this place. It’s a great area in which to live. Good restaurants (Ebisu, Sukhothai, Yellow Submarine, Crepevine, etc) and a lively street (irving). right by GG park and the Japanese Garden etc so you have a nice green street right by. close walk to Haight. Just a few blocks (gentle uphill) to UCSF if you work there.
    This block is VERY quiet at nighttime(except NJudah), but gets loud around 6am.
    It’s on N Judah so that’s nice (however, in the morning it is usually PACKED by the time it gets here on the way downtown)
    Also it’s a very quick drive downtown (Lincoln to Oak) and not bad to get to South Bay either (19th, or can take Oak to the Highway)
    Downsides: extremely foggy and the N-Judah goes right by the unit. If the unit is on the front of the building it is VERY loud. If it is in back not so bad.
    when my out-of-town friend came and visited as example, he thought the N Judah going by was an earthquake!

  2. At this price buying as a rental might actually make sense. A steady flow of UCSF students around here, and parking with the unit is a nice feature.

  3. This listing is just bizarre. How is this any different from just saying “taking offers on 10/17”? Desperate times call for desperate measures.

    In that case, a starting bid AND a no reserve would be compatible. But otherwise, it’s a pretty lame attempt to get attention.
    I’ll open with 250, Anyone lower?

    There was no indication of square footage, by the way. Anyone knows how big the place is?

  6. Id say 288 is about the right price. since they do have a reserve, do they also ahve a “buy it now” number?

    perhaps, but UCSF students in general are pretty poor. They have tons of debt and in general are living off of loans with a very small housing allotment. now of course some are independently wealthy, but my experience was that most were not. The med students were racking up $50k/year in debt so a high cost rental wasn’t going to do it.
    some of the residents though could maybe do this if they really really scrimped and saved (residents make like $40k/year). The one problem: UCSFers don’t usually stay around this neighborhood (they leave to other parts of the city or go worldwide) and so they would view this as a short term buy or short term rental. not sure if they’d pay $2k/mo for this neighborhood.

    And what exactly does the “New Owner Interview” restriction mean? That the owners of the other TIC units can block the sale if they don’t like you?

    Did it sell already ?!! Or did no one show up and Seller bailed ??? Anyone ????
