Recently permitted to continue being used as a 14-car parking lot for another five years, after which the lot will have to be shuttered as the ongoing use doesn’t conform to the current zoning for the site, the North Beach parcel at 65 Fresno Street (and Romolo Place) is on the market and seeking offers from developers this afternoon.
Specifically zoned for low density development (RM-1) up to 40 feet in height, plans to construct a four-unit residential building on the 3,306-square-foot site were explored back in 2003 but never pursued.
And while the operating permit for the parking lot at 65 Fresno doesn’t expire until 2022, the parking company’s current lease is month-to-month.
Next to the Basque Hotel, I believe, so a great location for those interested in sharing in one of the few traces of “the old city” left (not that SF was ever a Basque stronghold, but one has to take what’s offered).
And if nothing else, the building on the right demonstrates the long-tradition of building ugly multi-tenant housing (of course the builders probably thought something would go up in front of it…and finally something will).
Actually there was a significant Basque presence in North Beach, and several hotels to serve the many Basque sheep herders who made regular trips trips between SF and Bakersfield. The building at the SE corner of Broadway and Stockton, where SIP Bar and Lounge is now, used to be a Basque hotel and restaurant called du Midi (run by Felix and Begonia Bilboa). Prix fixe dinner – many, many courses – was $3.75 when I ate there in 1971. There was also Elu’s on Broadway and the Obrero Hotel on Stockton near Pacific.

~$200/sf > yes, it would seem so. Perhaps the price + this remark (“plans …were explored back in 2003 but never pursued”) carries the inference of something gone awry. Or maybe the listing is just trying to get attention and knows Selling/Asking has little relationship these days.
Appalling density restriction. Should be at least five floors and 12-16 units.
UPDATE: The lot at 65 Fresno has sold for $1.2 million.
