Remodeled and then returned to the market for $1,595,000 in November 2005, the single-family house at 4334 25th Street closed escrow and established a neighborhood comp that December with a contract price of $1,825,000.
Listed six weeks ago for $2,125,000, the price was reduced to $1,950,000 two weeks later and then to $1,899,000 two weeks after that. Call it an effective “rent” of around $11,000 a month for the Noe Valley property over the past four years (assuming a sale at asking).

  1. amazing that there is 2300 square feet behind that facade. Have to admit it looks great. I’m not clear where the two bedrooms on the main level are, although I’m guessing they are more office or bonus rooms given the layout.

  4. I’m not a big fan of that silly, poorly proportioned arched window over the double hungs on the front…doesnt look original and looks amateur.
    also hate those silly “coach lites” on each side of the garage door.. wrong period, style.

  5. I always get beat up when I say this …but I’d still go for a Sea Cliff home (in the avenue portion 28th through 33rd) over this one.

  6. The house seems cute enough, at least the interior and the back yard, and it has a good kitchen work triangle!
    the exterior is pretty boring, but that’s not uncommon for Noe places IMO, so shouldn’t count against it too much.
    The asking prices for SF RE never cease to amaze me, but that’s why I left.
    overall it’s cute. hard to believe near $2M but at least it is cute.

    I saw this home when it was first placed on the market at $2.1m. I think it is typical of homes that people were frantically buying at the height of this housing bubble in 2005-07. The home is just not special. That is all–and, it has a pretty big sticker price.
    And, I agree with Noearch. Apparently, Noearch did not see the home in person because he would have been even more critical…it just, it just…the arch over the window and the coach lights are just a small pieces of it all…

  8. NO, have not seen the house yet in person, but judging from the photos here, I am not impressed…for the asking price. pretty pricey…gotta come down to around $650/sf, I think.
    the north yard is a negative…shady and cooler and moister most of the time..south facing yards always bring more $$..
    as for cute..? and then cute enough?? what mean? god, I abhor that term in describing architecture…kittens are cute, puppies are cute.. houses?? not so.

    cute is a word I use for a nothing special house, especially when the house seems small from the pics.
    kittens and puppies are cute because they are little cats and dogs.
    this house is cute because it appears by external pics to be a little house.
    it certainly isn’t grand or stylish or sophisticated or well thought out or any other super positive adjective. Similarly, it isn’t terrible or hein etc. Thus, I felt that the dimunitive cute was appropriate.
    by the way: I never realized how cute you were when you get angry noearch! 🙂

  11. There are a couple other circa-$2M houses in Noe that should be priced a few hundred thousand less. Time will get those prices where they need to be in order to sell.
