Listed for $3,498,000 last July, reduced three times, and then relisted for $2,595,000 this past January, the sale of the 3,877 square foot Clarendon Heights home at 1335 Stanyan Street has closed escrow with a reported contract price of $2,450,000.

Abutting the Mt. Sutro Open Space Reserve and only reachable by way of the Stanyan Street Steps, the list price for the home without a parking space was reduced to $2,450,000 a few weeks ago. As such, the sale of 1335 Stanyan will officially be recorded “at asking” according to industry stats and mailers.

  1. I’ve toured this property, and there is something to be said for the feel of not being right on a city street with traffic. There are some spectacular views and the layout is actually quite nice – but it’s going to take some $$$ to really make this place shine, as I don’t believe anything has been updated since the 80’s.

  2. No parking, but when I was there I found parking on Clarendon fairly easily. Granted this was in the middle of the day – not sure what it’s like at 6:30 at night.

  3. Seems like living on the Filbert Steps. It’s a trade-off; one gets a great view and feeling of calm, but one has to deal with hauling things up and down stairs all the time. In the rain, it’s even worse.
    But it’s a cool house.

  4. I can just see the loan underwriter looking at the appraisal saying wtf? Hey come over and see this property.

  5. I’m curious – what exactly would be a problem about the steps? The whole “hauling things up and down the stairs” is nonsense – you can get basically anything bigger than a breadbasket delivered right to your doorstep.

  6. This house was set up as a family home — a long row of bedrooms on the second floor — but with all the steps, it won’t work for strollers and the like and won’t work for getting kid’s gear in and out of the car.
    So seemed like more of a home for a couple w/o kids. But for those folks, the upstairs bedrooms were all too close to the master to be really comfortable for guests and the basement area was too dark and cramped to use as a guest suite.
    So it didn’t really hit either canonical SF market. I’m surprised it did as well as this.
