800 Indiana Site

Contingent upon City approvals to develop the site, the San Francisco Opera has agreed to sell its set-construction warehouse at 800 Indiana Street to Archstone which has filed an application to build 350 units of housing on the site.

The opera’s building at 800 Indiana is a long, skinny parcel that stretches the length of two blocks between 20th and 22nd streets. Plans call for the property to be sliced in half, creating an “on-grade east-west plaza” where 21st Street would be if it didn’t dead-end 14 blocks to the west at San Francisco General Hospital.

The frontage of the complex would be further broken up by a series of courtyards. The five bottle-shaped courtyards are generally 50 feet wide, narrowing to 25 feet at the entrance.

Archstone has asked to build parking for 263 cars (and 350 bikes) and residents of Esprit Park should recognize the parcel as it runs the length of the development to the west.

  1. They are honestly way overcharging for Esprit Park. I know that people will pay somewhat of a premium for new construction but they are still asking upwards of 500k for tiny, tiny one bedrooms. They have nice finishes and the central courtyard is attractive but it’s priced very unrealistically for this neighborhood, especially given the size and layout of the units.

  2. This development will totally change the character of the neighborhood – especially with the Avalon that is going in nearby at the triangle of 16th and 7th. Good or bad, you decide. My guess is at least Dogpatch residents will finally have someplace to take their drycleaning.

  3. Esprit Park has a lot of vacancies right now because they just re-converted the north building back from apartments into for-sale condos. I’m not sure how well they’re selling… they seemed quite successful as apartments.

  4. Sounds like a good use of the property
    Any news if the restaurant space at the Esprit is occupied or planned to be.
    Once upon a time, A16 was going to branch out there (sniff sniff)…

  5. 350 units with 262 parking spots here means the parking options for train riders is going to be even more difficult….and that’s before the UCSF hospital complex opens.
    this is one area of the city where more parking equals less driving / road congestion.
