As we noted in 2007, a few months after the sales office at One South Park first started taking soft reservations, sales materials denoted eighteen of the thirty-five already “reserved” with one, Number 407, already “sold” and likely a developer’s unit.

Today, the three-bedroom condo across two floors and with one big roof deck (with hot tub and soon to be grill) hit the market for the first time listed for $3,300,000.

While not listed, tax records peg the penthouse unit’s interior space at 2,659 square feet.

  1. Nice place. Love the location. With so much sq. footage in the interior space, the HOA for the unit seems like a bargain. For $3.3M though? Let’s see how long this unit will be on the market for.

  2. This is my favorite building conversion in South Park. Anyone want to guess at the square footage? I’m guessing a size less than 3300 would motivate the seller to opt out of that metric. And speaking of 3s that’s the first time I’ve seen the aspirational chaise lounge chairs on the deck staged as a group of three. Usually they’re staged in pairs.

  3. I think the sqft is closer to 2800. $3.3M and only one parking space? Nice space and good choice of finishes. White floors was a good decision…makes the place look large. Huge views are a plus and lot’s of outdoor space to enjoy the sunny weather in South Park. I’m sure there is some freshly minted Twitter twit with big bucks who will pay all cash for this unit. I don’t think it’s going to last long.

  4. Why in the world are we left guessing at the square footage of this unit? What a joke that in any building such as this one where there are obviously detailed plans covering everything in the building / unit; and where the square footage is 100% knows that it is not disclosed. Shame.
    Would someone please kindly alert someone at SFARMLS that the new watermarks on their photos are highly annoying. And that their site no longer works on the iPad such that you can no longer scroll?

  5. It isn’t only the iPad that has the non-scrolling problem. It also occurs on plain old Firefox. Sometimes you can scroll, sometimes not. I have no idea why.
    Though the $/sq.ft. will compute high it appears that the roof deck is not taken into account and there’s a lot of value in that space.

    Why have an island that doesn’t extend out a bit so you can put some stools there? Seems odd.

  7. Because breakfast bars and stools are lame and over-prevalent. Plus, there’s a table right there. Not everybody attends the horror vacui school of interior design.

  8. From what I remember, I think that unit was given to the previous owner of the 1 South Park building as additional consideration when the building was sold to the developers.
