    $930/sq is still a little high even for liberty hill. (This does qualify as liberty hill, doesn’t it?)

  2. I’ll make the thread less lonely… I think of Liberty Hill as above Church, so yes, I think this does qualify. The house looks lovely, the view seems great, but the giant dingbat apartment next door has to detract. Anyone toured to say how much it does? It certainly will take something off the asking price, I think. Like it a lot, but not at this price.

  3. Great design is timeless but takes skill and time to execute. Night and day compared to most build, sell, repeat for a profit projects over the past decade in SF which already look dated and some already look like they’re falling apart.

  4. Saw this today. Timeless, serene beauty. The horrible apartment house does not detract at all from inside – as an architect designed house, there are no windows facing the apartment house to the east. Everything focuses north to the view and south to an enclosed terrace

  5. Are those cell phone camera photos? These pictures are terrible quality for a $1.8M listing. Good thing the house’s natural beauty shows through anyway, although I’m usually not a big fan of mid-century places.
    It’s only a 2/2, but the Wurster 2/2.5 at 4015 21st did go for $1.875M in March ($300K over the asking of $1.575M). Nonetheless, it’s hard to see why this place should go for more than the $1.66M from the May 2009 sale. This is an apple, unless there was unpermitted work done. Anyone know why they’re selling so quickly?

  6. I looked this up and recognized the name. The former owner was actually famous in the food world and died of melanoma this summer. He bought the place about 7 months after the previous owner died. His long-time partner owns their old house across the street. Sounds like it was a transaction between neighbors.
