Speaking of blights…does anyone have any information on the development at the corner of third street and 19th street in the central waterfront? Development started years ago (taking a very long time to get framed etc.) and stopped over a year ago. (note – I’m not referring to the nicer development still being developed at 3rd and 18th).”

UPDATE: A plugged-in reader reports: “This building is a complete disaster. The latest is that they have to not only remove all the insulation but all the plumbing, electrical, sheetrock – and – strip off all the stucco and re-do it all.”

This property has been in construction for 4 years and has seen 2 shoddy contractors come and go. 2 months ago a reputable builder was brought on board and indeed the whole building must be redone, including all the rough electrical and rough plumbing. Much of this has been done over the last 2 months. Fortunately only about 5% of the sheetrock was hung.

The roof is coming off and the ENTIRE stucco too. Scaffold will be erected in the next few weeks so there will be a more visible sign of activity. This project will be rented out and there is no question of foreclosure. Lots of litigation though! Completion late Summer ’09.

  1. i walk by this everyday, too. there’s still some work going on – but very, very little. i saw them insulate the whole place over a couple weeks, then later have to rip almost all of it out. then they ripped out a lot of the hvac – you can see all the torn out vents along the back side. maybe they simply screwed it all up, or it’s being stripped. i don’t know. what i heard is that this building will be taken back by the lender. not sure of the accuracy of that report. pretty much nothing has changed to the exterior in the last year.

  2. Yet more inventory being removed from the market, or held back… it’s steps like this that will (eventually) bring price stability.
    I’m starting to imagine – after the current drops are done – a long flat period for prices in Soma/Mission Bay/Dogpatch, held down by the threat of the resumption of projects like the above, 2RH, Radiance, etc.
    Anyone know about the status of UCSF and other non-residential construction in Mission Bay? At one time I thought Dogpatch would boom from all the well-compensated biotech types working nearby.

    The two fibrogen buildings on the corner of 3rd and 16th are nearly complete, and they are supposed to take occupancy when they are done.
    Two new buildings are being built along the east side of 280– one is sand stone colored and nearly done, and the other is just finishing with pile driving.
    In terms of on the UCSF campus, the new Helen Diller Cancer Center, facing 3rd on the north edge of campus, is 95% done. Just west of that is the new CVRI, for which they are currently putting up the structural beams. West of that they are building the campus steam/heat plant.
    Just further south on campus is a big pile of dirt that they are using to compact the ground for the second (and much larger) phase of rock hall.
    As Y says, the hospital plan is moving forward. All of the land has been purchased, and they are beginning preliminary studies of the land, etc.
    Still, though, about 8-10 research buildings on campus haven’t even entered planning stages. It’ll be another 15-20 years before they all get built.

    The construction manager (who will go un-named) but who is an ‘expert’ forensic architect/contractor, never really managed anything. For someone who is hired by owners to sue others looks like he is in for big karma.
    on the up side, UCSF is ready to start construction early next year, 1.6 billion for the whole hospital, phase one alone.
    Down a ways Pier 70 is ready to send out RFQ’s early 2009 for what looks like another 1.6 billion worth of development.
    but still all of it 10 years out….

Regarding the question about other construction in South Mission Bay…a few other buildings recently broke ground on the east side of third street right across from UCSF (close to the Old Navy building). With those buildings complete, the area could look like it has more development than empty land.
    Plus, isn’t the Pfizer lease of a new building that has just started the foundation?

    the other new buildings across third include a parking lot and some condo developments, one of which has been put on hold, even though all the piles have been driven.
    Perhaps the Pfizer building is the one just east of 280. I hadn’t heard about pfizer, or what that building is going to be.

  8. rr – no I wasn’t referring to the parking lot or Radiance Phase II (for which piles have been driven).
    There are actually two DIFFERENT lots starting to move.
    hartsfdp – My understanding is that the condos at 18th/3rd are pretty high end…can’t recall the exact price per square foot but it the number was shocking. That was months ago though so I’m sure the developer is coming back down to reality.

    My guess is that they closed off the walls before scheduling the “open wall” inspection. That would fit in with jose’s speculation that the manager did not manage.
