While an MLS search for two-bedroom condominiums in (real estate) district six will return 350 Broderick #209, keep in mind that the second “bedroom” doesn’t appear to have a door. Or a closet. Or even a window. (In other words, it’s not exactly sounding like a legal bedroom).
As far as we can tell, this unit will represent the very first resale at Broderick Place. And while it apparently “Appraised at $717,000,” it’s listed at $689,000. Sounds a bit like “instant equity” to us.

  1. If this 2BR is really a 1BR and it becomes the first resale at Broderick Place… then won’t all the owners of 2BRs lose about $100K in equity because of their low 2BR “sales comp”? Also, having the first 2BR resale linger on the market doesn’t bode well for future resales.

  2. I think this is just one floor of one of the 2bdrm townhouse units, notice there is no “Bath 1”.

  3. Nope. It is a single floor unit. The second bedroom is pictured as a child’s bedroom/closet.
    Not only is the bathroom not correctly identified, but they cannot even spell Peet’s Coffee correctly in the MLS listing. Ugghhh.

  4. saw this place last weekend, and interestingly the printed marketing collateral that they have available for you to take lists the unit as 1bd+. not sure how they can get away with listing it as a 2bd on the MLS. the patio area is huge, but no real views. they also probably should have put in hardwood as opposed to carpet. there’s an odd patch of carpet right by the front door in between the kitchen and the bathroom, which are both tiled.

  5. In other developments around town, I’ve seen windowless rooms marketed as “dens.” Now that realtors are staging these spaces with children’s furniture, we may need a new descriptive term. I propose “Boo Radley Bedroom.”

  6. I think the bath is labeled “bath 2” to emphasize that this house supposedly has two bedrooms and a bath, too.

  7. Don’t understand. Did the Broderick Place developer originally sell this unit as a 2 bedroom? If the 2nd bedroom is indeed not a legal bedroom, then didn’t the developer commit fraud?
    And how can the agent list the unit as having a 2nd bedroom when there’s no door??
    Something’s not right or legal here….

  8. A friend of mine purchased a unit like this at Broderick Place.
    The extra room was not marketed as a bedroom, these layout was just 1 bedrooms with a little “bonus space”. In my friend’s case, he turned it into a shelf-lined “tech” room for all his “stuff”.
    I believe these layouts, with a little extra width, result when there is a single floor unit stacked underneath a two floor unit. They are rare in the building because the extra space in many locations is used as a corridor, or a building services storage or mechanical space.

  9. So, redseca2’s friend lives in a “1 bedroom plus.” Sounds nice. But when the same property is marketed as a “2 bedroom minus,” it looks ghastly. I just can’t get over that picture of the child’s bedroom; all that’s missing is a door that locks from the outside. What are they thinking? Who do they think they’re fooling?

  10. There may have been some structural reason for laying it out this way, but why didn’t they just build these places with a nice big living room instead of splitting it into a small living room and essentially a large storage closet?

  11. Recently looked at 116 Alta St. Same thing: listed as two bedrooms but one not only doesn’t have a window or a closet, it doesn’t even have a door. It opens to…..
    the “other” bedroom.
    Serious misrepresentation. Isn’t anyone overseeing these sleaze merchants. It’s no wonder realestaters have such a bad rep.

  12. Even the master bdrm is quite small. There is a queen bed but no other furniture in the room except for a very small end table. It seems the 1st bdrm isn’t usable either!
    Oh, and don’t forget, there is no refridg or washer/dryer in the unit. So it seems an extra $2500 would be needed to make this “2bdm” liveable.
