Despite the old principle of “pride of ownership,” it never ceases to amaze us how frequently properties fail to demonstrate it here in San Francisco. And while we haven’t actually been through (or been privy to the disclosures), there’s something to be said for properties that claim, and actually appear, to have been “meticulously maintained.”

  1. I couldn’t disagree more with Andy. I live in that neighborhood and I will speculate that this house will go for the mid 700’s if not more.

  2. It’s a smaller house so the $/sqft is naturally going to be higher. Looking at the house next door, and size of the lot, I’d guess their might be some room for expansion beyond the 821 sqft which would bring the $/sqft way down. Love the back yard.

  3. Having seen this property on the open house this sunday. The inside is very nice, obviously very small with the sqf, and there is room to expand onto the back patio. We thought about it. The yard would be fantastic with a little planning and some new plants.
    I also think it will go mid $700’s. I bet it doesn’t sit long.

As several people have pointed out, the price per square foot metric loses a lot of its meaning with a small house on a residential lot because (1) a large portion of the value is attributed to the land and (2) you can expand the house for far less than the price/Sf it is selling for. Price per square foot comparisons work better for condos but don’t explain the whole picture for most house comparisons where you have the added factor of differing lot sizes as well as an expansion potential.

  5. We actually bid 115K over, much to my horror, and still did not get it…The person who did bid “way over” what we did….

    And you didn’t lose out by that much, it only sold for $830k.
