Listed for $3.8 million nearly two years ago, and reduced to $3.3 million in mid-2015, the asking price for BayHaven Harbor at 60 Varda Landing, which consists of an on-land cottage, six floating home slips and a rustic two-unit residential barge in Sausalito, has just been reduced to $2.95 million.

Not including the two-unit barge, which is currently owner-occupied and includes a rather awesome wood burning fireplace (which you’ll need), the property could generate an estimated $98,400 in annual gross income with operating expenses of roughly $44,000 a year (assuming the on-land cottage is rented for $3,000 per month).

  1. So the slips rent for about $900 per month then. I’m guessing that there’s some sort of rent control in play here. Or slip control? No, wait, that sounds like a new all-whell-drive system.

    This is an unusual property. It will require an unusual buyer.

  2. There’s no way that mess is worth anything over $2M but it would be kinda cool to demolish all those houses, sink the barges in the Pacific and redevelop the land into condos with an attached Marina and possibly small retail or a restaurant below.

    1. It might seem nice but that would not be an option on the waterfront in Sausalito. The regulations (Marinship Specific Plan) regarding use are very strict. They would not allow condos and probably not a new marina. This area is zoned for floating homes.
