Listed for $232,000 less than the price which was paid for the rather exceptional Mid-Century Modern home at 10 Atlas Place two years ago, it shouldn’t come as too much of a surprise that the listing agent for the Berkeley Hills pad was able to achieve an “Over Asking!” sale today.

That being said, with a contract price of $2.7 million or roughly $722 per square foot, call it apples-to-apples appreciation of $583,000 (28 percent) for the East Bay home over the past two years and two days, or 12.9 percent per year.
