With a self-reported $900,000 worth of upgrades since being purchased for $2,633,000 in April 2008, the listing for 845 Montgomery PH#1 has been withdrawn from the MLS after another 117 days on the market without a reported sale, last asking $2,950,000.

On a positive note, plugged-in readers now know where to get a Vertigo triptych made.

From the triptych to take three, the 845 Montgomery Penthouse #1 has just returned to the market with a just-completed roof deck and listed for $2,650,000.

  1. Noticed this on the MLS last night. The outdoor space is amazing, looks like quality construction and I have always thought the Jackson Square block is nice (pretty close to Broadway though). On the downside, I think the bedrooms are on the small side, don’t care for some of the paint schemes, which can be changed, not too fond of the black kitchen, and brick buildings make me a bit weary. Overall, I like it though.

  2. Wow. It looks as though some of the rooms are heated/cooled by “mini-splits”, which are used widely in Mexico.

  3. Too close to Broadway. You gotta be comfortable in your own home on the weekend….and you’re not going to get that being a block from Broadway. Yes, they do come down the hill.
    It’s going to need another price chop. This location just can’t command premium pricing.

  4. ^^^I took that street to do FiDi-TH by foot every day for 3 years. The zone you’re talking about is 20 yards north and south of Broadway. Otherwise it’s white collar foot traffic. This is a great area.

    I live one block over from this place and the Broadway crowd is indeed a factor all the way down to Jackson on the weekends. It mainly consists of rowdy drunks peeing on sidewalks and drunken “lover’s quarrels”, but it is a chronic nuisance. The rest of the week it’s a great neighborhood to live in, but the price on this place is a little steep for the location.

  6. I have a business in this neighborhood. It does get rowdy Fri. and Sat. nights, but not from the B’way crowd. It’s a different, yuppie crowd from Cigar Bar across the street and Kells down on Jackson. I’ve never felt unsafe and wouldn’t hesitate to live in the area. Cotogna and Quince are practically across the street.
    The owners overpaid at the peak and then sent almost another million to money heaven to personalize the place to their own unique taste. They clearly had money to burn, and did so. Great neighborhood and great outdoor spaces – I say it goes for around $1100/sf.

  7. Cotogna’s is just across the street and is now offering “Sunday Supper, a feast for family & friends”. Amazing cuisine by chef Michael Tusk!
