While nothing fancy but perfectly livable and in good condition with all appliances in place, the sale 631 O’Farrell #906 closed escrow this past Friday with a reported contract price of $235,000 for the 520 square foot Hamilton studio.

In terms of past ’06 stack Hamilton sales and comps, an un-renovated #706 sold for $330,000 in October 2005, #1006 sold for $308,000 in July 2005, and 631 O’Farrell #1106 sold for $204,000 in September 2000.

  1. Not the same stack, but 303 is for sale at the moment, which is a NE corner unit is currently listed for $255,000. There have been quite a few listings in the last 6 months that have gone away with out a sale, but those had much higher asking prices. I’m sure this one will sell for close to this number.

  2. Is this a co-op or condo and does anyone know what is the HOA dues for a studio ? I am just guessing it has to be fairly high for a building of this vintage.

  3. HOA, as I understand it, is based on condo size adn floor (HOA goes up the higher the floor). There are two units for sale right now, not including the penthouse. #303 is a 520sf unit and the monthly HOA is $392 (includes heating and electric), unit 2001 is a two bedroom two bath… not sure on the SF, and the HOA is $1905.84 per month. The unit above, #906, has HOA of $447.

    typically in the neighborhood of $500-600 for the ones like these, which are themselves generally from the 60s — depending on quality.

  7. A friend who lived in the building said it was frustrating to have to pay higher HOA fees for living on an upper floor. HOA fees include utilities and he felt that the people on lower floors, who got less sun, used more electricity and heat than people on the upper floors, and he didn’t like having to pay for the utilities that he wasn’t using.
    Odd that they set it up that way. Almost like a luxury tax on the view. And I am sure impossible to change at this point. The folks on the lower floors would never agree to give up the subsidy.
    I also wonder why this site features the Hamilton so often. Perhaps because there are always units in this building for sale, so it is easy to compare prices.
    There have been raves about this building here and elsewhere, but the volume of sales would seem to suggest that there are also people who buy here as a first home and get out as soon as they can.

    Well, first thing I’d do is replace that toilet because my ass is too small to fit on it.

As for the bathroom, I’d leave it as-is with the exception that it really needs some solution for counter space by the sink for those residents who use a lot of products in their morning and evening routines. The photo is so distorted that it is hard to tell whether there’s enough room for that though.
    It would be nice to upgrade the plumbing hardware with fresher stuff though can you still get replacements that fit these dimensions ? Otherwise you would have to rip out tile to accommodate. Patching the tile would he hard and the temptation would be to just tear it all out and now you’ve got a much larger job.
    Speaking of photo distortion, here there is a telltale sign of manipulation : that ovoid clock that is much wider than tall.

  11. Ok, not the location I’m crazy about, but the price seems a bit more reasonable than the one Montgomery studio. And the vintage bathroom, if it’s in good shape, I like it. I have a vintage kitchen that works just fine.
