4400 24th Street: Before
Earlier this year it was a big pink home with “excellent potential for improvement & expansion” and in need of some “TLC” (originally priced at $1,295,000 in March, it sold for $1,109,000 in May). Today, 4400 24th Street is looking a bit different after a down to the studs remodel (which we’ll call more contemporary than modern) by Chris McMahon.

And the price? Well, that’s a bit different now as well (asking $2,295,000). And no, that’s not proof that prices have doubled in Noe Valley over the past five months.
UPDATE (2/13): 4400 24th Street closed escrow on 2/12/08 with a reported contract price of $2,100,000.

  1. Boy, if I had a nickel for every time somebody used the phrase “The Heart of Noe Valley” I’d be a real estate mogul instead of just playing one on the Internet. How the heck is 24th and Hoffman the heart of Noe Valley? I guess it sounds better than, “perched two blocks from the Northwest tip of Noe Valley.” But it aint true.

  2. Great comment! It’s so funny to see what realtors believe to be “the heart of” or “best location” in such and such a neighborhood. “Classic Russian Hill” usually means “filthy no man’s land block bordering Chinatown”. You really have to drive the property or know the area yourself to ever be sure.

As a part of their late training, just before emerging from the underground kingdom where they are trained in the dark arts, real estate agents are allowed briefly to gaze upon the One True Royalty Free Blue Sky that is photoshopped into every real estate glamour shot in San Francisco. The acolytes must avert their eyes after a few brief seconds or risk Total Annihilation from its perfectly saturated depths and crushingly fluffy clouds. Then they go out for Mojitos and Tapas.

  4. What’s with the TV in image #10? With such extensive staging, you think they would have sprung for something more than a ten year old 13″ CRT.

  5. DavidQ – we live just a few blocks away from this house. We have watched the ongoing remodel and it looks fantastic. Yesterday, here in Noe Valley, the sky looked just like it does in the picture – oh, let me look out the window now – yes, looks the same today. Gorgeous blue sky and a few fluffy clouds.

  6. We used to call this The Pepto Bismol house. Not surprised that they did not get the asking price though the sellers did pretty good considering it obviously needed a complete overhaul. The remodel is a huge improvement.
    As for the photoshopped sky, at least they didn’t snip out those telephone wires as some photos do, that would misrepresent the house and location.
    I think that listing agents should adhere to the standards of journalistic photography : OK to crop, dodge, burn, and color correct but no wholesale alteration of reality. No adding fluffy clouds where they didn’t exist. No subtracting radiant heaters where they do.

  7. Will San Francisco be the last city in the country to not have all it’s utilities underground? I ask this because although the sky is fake, they did not photoshop out the ugly overhead wires and UGLY telephone pole street light. You would think realtors would lobby to get utilities underground to help save photoshopping time. Almost every large and older American city I have been to got rid of overhead wires decades ago and hanging an ordinary light on a wood telephone pole should have been updated long ago. I have long ago gave up trying to figure out where our property taxes go as it is certainly not infrastructure.
    Nice remodel and done in a very quick amount of time btw.

  8. This box is too big for the site. Looming over the corner and the neighbors? That’s McMansion, SF style. Annoying and energy inefficient and wasteful and did I say, annoying?

  9. dissent – have you seen the property? It fits perfectly on the corner – and looks a lot nicer than it did before it was pink. It’s basically no larger on the exterior now that the remodel is complete than before it was started. I think the lens or dimension of the photography may be creating an optical illusion for you. And I seriously don’t think the sky was photoshopped.

  10. anonfedup- I absolutely LOVE our overhead wires and telephone poles, they are uniquely San Francisco and I think they have a charm of their own.

  11. San Francisco’s utilities are *slowly* getting undergrounded. Depending on where you live, however, it could be a long wait.

  12. Went to see the house today – very, very nice. Fabulous job on the remodel – the only drawback for me was only 1 car parking in garage, and the only way to get to the (smallish) rear yard is through the lower level – nothing from the main level. Nice fit, finish and fixtures inside and out.

  13. Owners who surround this house just got an immediate 10-20% boost in their home values with the remodel of the Pepto house.
    Money is to be made everyday, just got to look, and put some elbow grease instead of complaining prices are too high everyday.

  15. First & foremost, the sky wasn’t photoshopped since one of the reasons people live in Noe Valley is for beautiful weather compared to Sea Cliff which is fog-city. The seller didn’t go outside of the exterior walls since in doing so this remodel would have taken 12 to 16 months to complete. The former seller was the original owner & is currently in a nursing home. Since this house (built in 1947) was state-of-the-art for its days, it is now the same for the current era. Say what you will, this guy did an amazing job on this home in spite of the 1 car parking & smaller back yard. I hope all the neighbors realize fantastic equity increase due to this guys great work.

  16. 4400 24th Street closed escrow yesterday (2/12/08) with a reported contract price of $2,100,000 which is either 8.5% under original asking or 5.1% over the reduced asking depending upon your perspective.
