  1. Let me see if I get this now. I could buy this beautiful home, or a unit in the Heritage on Fillmore and overlook KFC, Safeway, and a neighborhood that hopes in 10 years to be described as “transitional”. This is why many of us are so amazed by current pricing in projects such as Heritage and Soma Grand. In Los Angeles, there is a large price difference between condos and SFR (homes) on a per sq. ft. basis, but not here in S.F.! BTW, nice job on this clean modern renovation.

    Perhaps because a larger part of the mid- and high-rise condo market is second home buyers: people who don’t live here — less likely to appreciate the differences between the neighborhoods and, in particular, the appeal of neighborhoods that don’t show up on the tourist maps, like Bernal Heights. And perhaps, not knowing the city, they’re more likely to envision themselves ensconced above the city in something shiny, new and with a theme or cruise ship name, and not living in anything so prosaic as a house in a down-to-earth neighborhood.

  3. I haven’t been in this area for a while but I remember this area south of Cortland as pretty much the ‘hood. The streets are narrow and the mufflerless cars very plentiful.

  4. Saw it today. Would have been interested if there was a master suite and access to the deck/garden on the main level. And pretty funny hearing the listing agent’s helpers wondering out loud if the kitchen counters were Corian…
