As we outlined back in 2017:

Plans to level the Barney’s Auto Center shop at 986 South Van Ness Avenue, between 20th and 21st Streets in the Mission, and build nine (9) condos upon the 5,222-square-foot site are in the works.

As massed but yet to be detailed by Winder Gibson Architects, the proposed four-story building would rise to a height of 50 feet with a basement garage for six (6) cars and nine (9) bikes and the nine condos would average a little over 1,000 square feet apiece, ranging in size from a 568-square-foot one-bedroom to a 1,375-square-foot three.

The project team had originally toyed with the idea of retaining the existing structure on the rear of the site, building five stories within the same 50-foot height limit on the front portion of the lot and squeezing 12 units across the building’s five floors, which would have required an inclusionary housing allotment, but those plans appear to have been abandoned in favor of the plans and higher ceiling heights above.

Since redesigned and with Kotas/Pantaleoni now the architects of record, the five-story development to rise on the site will now yield 15 residential units, with one studio, eight one-bedrooms and six twos over a secured garage for three cars and 19 bikes, as newly rendered below.

And with the project havening by approved for a streamlined environmental review and since successfully permitted, the development is now cleared to rise.

  1. Oof. Those staggered windows look clunky and amateurish. Combined with the gridded windows, this looks extremely dated.
